Diagnostic/Repair Service

When your system is not running properly or has stopped operating because of a problem, a technician will make a diagnosis and quote a price to repair the issue. After agreeing to continue, the technician will then make repairs to your system, restoring it to proper operation.  This may include replacing parts or components.

Preventative Maintenance Check

Like a tune up, this vital maintenance should be performed routinely to check for and repair hazards, failed parts, and wear on the system's components that impacts proper operation.  

For Air Conditioning, PM includes:

• Inspect coolant levels & pressure
• Check & adjust thermostat
• Inspect wiring, contacts, capacitors & relays
• Inspect evaporator coil
• Inspect and clean condenser
• Inspect condensate drain
• Inspect outdoor disconnect
• Inspect condenser fan motor & blades
• Inspect compressor at startup

OR

For Heating system, PM includes:

• Clean & adjust burners
• Clean flame sensor
• Inspect heat exchange
• Inspect gas pressure & flame
• Inspect igniter/pilot light
• Inspect filter
• Check airflow

Maintenance can only be done on functioning units. If a unit is not functioning upon arrival, it will become a Diagnostic/Repair Service call.

Home Performance Service

Similar to an Energy Audit, the Home Performance Service shows the efficiency of your current system (which includes an explanation for why that part of your home is not as comfortable as you would like or why your energy bill is not as low as you would prefer).  Recommendations are then made to improve energy use, temperature control, and functionality.

Installation/Repair/Replacement of components, parts and equipment charged separately.

Maintenance can only be done on functioning units. If a unit is not functioning upon arrival, it will become a Diagnostic/Repair Service call.

Preventative Maintenance Contract- Basic

Performed 2 times per year (1 for AC; 1 for Heat)

Preventative Maintenance - Intermediate

 This contract includes semi-annual Preventative Maintenance checks (1 for AC; 1 for Heat). Keeping your system well maintained helps ensure good performance for many years to come. In addition to the what is included in the Basic maintenance, PM-Intermediate includes the following:

 For heating system: Includes one time replacement of the following, when needed, at no extra cost: air filter, thermocouples, humidifier pads, pressure switch hoses, unit control wiring, single pole independent relays and batteries

For AC: Includes one time replacement of the following, when needed, at no extra cost: batteries, fuses, internal control wiring, thermocouples, refrigerant caps

When completed you will receive a recommendation for any further maintenance or repair needs of your system.

Maintenance can only be done on functioning units. If a unit is not functioning upon arrival, it will become a Diagnostic/Repair Service call.

For maintenance on 2 units at one property, PM-Intermediate starts at $270. 

 

These customers will receive discounts on other repairs and/or work done during the contracted year.

Preventative Maintenance - Premium

This is the only package that includes maintenance on oil furnaces. PM Premium- Oil starts at $330/year (which includes fuel cleaner added to tank & auto-replacement of: fuel filters, nozzles along with everything listed below).

This contract includes semi-annual Preventative Maintenance checks (1 for AC; 1 for Heat). Keeping your system well maintained helps ensure good performance for many years to come. In addition to what is included in the Basic maintenance, PM-Premium includes the following:

 For heating system: Includes one time replacement of the following, when needed, at no extra cost: air filter, thermocouples, humidifier pads, hot surface igniters, pressure switch hoses, unit control wiring, single pole independent relays and batteries

For AC: Includes one time replacement of the following, when needed, at no extra cost: batteries, fuses, thermocouples, refrigerant caps, some relays*, capacitors**, internal control wiring, contactors

* certain high end relays will be changed at an additional cost

** does not include specialty capacitors (excludes brand specific capacitors, any over 60 mfd and start capacitors)

When completed you will receive a recommendation for any further maintenance or repair needs of your system.

Full System Installation/Replacement

A contract is drafted outlining all equipment to be used and work to be performed. After signing, a complete heating and/or air conditioning system is installed.
